- Jennifer Connelly as Kathy Nicolo - The main protagonist/antagonist of the story, her house is stolen by the county and she resolves to take any means necessary to get it back.
- Ben Kingsley as Colonel Massoud Amir Behrani - An Iranian immigrant who buys Kathy's house and becomes entangled in a battle with Kathy for the house.
- Shohreh Aghdashloo as Nadereh "Nadi" Behrani - Massoud's wife. She doesn't speak very much English, but has a gentle heart and houses Kathy twice in the film.
- Ron Eldard as Lester Burdon - The Deputy Sheriff. He feels sympathy and romantic feelings for Kathy, which Kathy exploits to draw him into the conflict.
- Frances Fisher as Connie Walsh - Kathy's attorney. She attempts to convince Massoud that he is not the rightful owner of the house, but he refuses to fall for it.
- Jonathan Ahdout as Esmail Behrani - Massoud's son. Like his mother, he is gentle and kind to Kathy.
- Kim Dickens as Carol Burdon - Lester's wife, whom Lester abandons for Kathy.
- Carlos Gómez as Lieutenant Alvarez - Lester's superior. He reprimands Lester for his behaviour and later sends him to prison when he crosses the line.

- Ray Abruzzo as Frank Nicolo - Kathy's older brother. He is not seen in the film but only heard on the telephone.
- Andranik Madadian as the Wedding singer - The singer at Soraya's wedding.
