A multi-million pound redevelopment of the area known as the Surrey Canal Triangle (but will be branded as Surrey Canal: London's Sporting Village when it is complete) has been granted permission by Lewisham Council. The scheme will change the Surrey Canal Road and wider areas around South Bermondsey and North Deptford beyond recognition when it is completed sometime after 2015. Among the developments will be opening up the area around the New Den football stadium and building over 2000 new homes. These will be complemented by new sporting and leisure facilities, multi-faith centres, retail and hospitality outlets. There will also be significant accessibility enhancements with the opening of Surrey Canal Road station on the phase 2 extension of the East London Line to Clapham Junction. Compulsory Purchase Orders were issued in Summer 2012 to secure the redevelopment of the existing warehouses and industrial units that currently line Surrey Canal Road.

In March 2012 planning permission was also granted to create a new residential and leisure development at the junction of Surrey Canal, Trundleys and Grinstead Roads in North Deptford. The scheme will be branded Neptune Wharf, taking its name from the former Neptune Chemical Works which once lined the canal between Trundleys Road and Evelyn Street. Of significance is the plan to re-open part of the canal tow path (currently the dilapidated road, Canal Approach) and opening up of the railway arches between Deptford Park and Folkestone Gardens to create a piazza alongside the new apartments.

There is also a planned development of the area between Plough Way and Oxestalls Road, the point at which the canal ran parallel with Evelyn Street on its last leg to the Commercial Docks system. The new scheme of residential apartments will also feature a distinctive waterway, replicating the original line of the canal. This is similar to the Albion Channel, approximately 1/4 mile to the north, which replicates the original Albion Dock near where Canada Water Station now stands.
